How much does a roof replacement cost in Maryland?

It depends on the size and pitch of your roof, the material you choose, and the condition of the decking underneath. That is why the estimate is free and in writing — we measure your roof rather than quote you a range that moves once we get up there. Because we buy at volume from the major manufacturers, we pass our supplier discounts straight through to you.

Do I actually need a full replacement, or will a repair do?

Often a repair is enough, and we will tell you so. Repairs stop a leak, but they are not a fix for a roof that has reached the end of its life — if the shingles are breaking up across the whole roof, patching one slope just moves the problem. We inspect first and give you the honest answer either way.

How long does the work take?

Most residential replacements are torn off and finished in a single day. Larger or steeper roofs, and anything that turns up rotten decking once the old material is off, can run into a second day. We schedule around the weather and tell you up front if we expect more than one day.

Is financing available?

Yes. We offer financing on roof replacements so the cost can be spread over monthly payments rather than paid up front. Your estimator will walk you through the plans available and what you would qualify for, subject to credit approval.

Will my homeowner's insurance cover it?

If the damage came from a storm, often yes. Insurers treat aging and damaged roofs as a hazard, and an underwriter who decides your roof puts the house at risk can cancel your policy or move you to a far more expensive one. We handle insurance claims regularly and can tell you during the inspection whether yours looks like a claim.
